What Demolition Involves

Demolition is controlled removal, not destruction. Utilities have to be disconnected and capped, hazardous materials identified and handled correctly, the structure brought down in a predictable sequence, and the debris sorted for disposal at the right facility.

On residential sites this usually means outbuildings, garages, decks, slabs, old foundations and hardscape. The building coming down is often the fast part — sorting and hauling the material is where the time and cost sit.

Worth Knowing

Washington requires an asbestos survey by a certified inspector before demolition of most structures built before 1990 — including small outbuildings. Skipping it carries substantial fines, and no legitimate landfill will take the debris without it.

Survey, Permits & Disconnects

Asbestos survey where required, demolition permit pulled, and every utility disconnected and capped by the responsible authority. Nothing proceeds until this is documented.

Soft Strip & Salvage

Anything worth keeping or requiring separate disposal comes out first — appliances, fixtures, treated timber, metals. Separating early is cheaper than sorting from a pile later.

Structural Demolition

The structure is brought down in a controlled sequence with the debris landing where we want it, protecting whatever stays standing nearby.

Sorting, Haul-Off & Site Restoration

Material separated by type and hauled to the right facility on our own trucks. Foundation and slab removed, hole backfilled and compacted, site graded and left clean.

Disposal, not demolition, is usually the largest line on the invoice.

Disposal Volume & Material Type

Clean wood, concrete, mixed debris and hazardous material all go to different facilities at different rates. Volume and mix drive the disposal cost more than the size of the building suggests.

Access & Proximity

A structure with open access is straightforward. One tight against a property line, a neighbouring building or utilities has to come down in a slower, more controlled sequence.

Hazardous Materials

Asbestos, lead paint and buried tanks require certified handling and specialised disposal. The survey is a small cost that prevents a very large one.

Do I need a permit to demolish a structure?

Almost always, and separately from any building permit. Most Washington jurisdictions also require proof of utility disconnection and, for pre-1990 structures, an asbestos survey before the permit is issued.

How much does it cost to demolish a garage or outbuilding?

Cost is driven mainly by disposal volume, access and whether hazardous materials are present, rather than by floor area alone. Whether the slab and foundation come out too makes a substantial difference.

Do you remove the concrete slab and foundation?

Yes, and we recommend it if anything is being built on the site afterwards. Leaving a slab or footings in the ground causes drainage and settling problems for whatever goes in next.

What about asbestos?

A survey by a certified inspector is required for most pre-1990 structures in Washington. If asbestos is present it must be abated by a licensed contractor before demolition. We will not proceed without documentation, and no legitimate landfill will accept the debris without it.

How long does a residential demolition take?

A small outbuilding can be a day. A house with a full foundation, hazardous material abatement and site restoration runs considerably longer, and permitting often takes longer than the physical work.
