What Excavation & Site Work Actually Involves

Excavation is the part of a build that everything else sits on. Before a footing is poured or a wall goes up, someone has to move the right volume of earth, to the right depth, on the right grade — and then prove it holds. Get it wrong and the problems surface years later as settling, cracking, or water in a crawlspace.

Site work covers foundation pits, footings, utility trenching, construction access roads, and building or equipment pads. On most residential jobs it also means over-excavating unsuitable soil and bringing in structural fill, compacting in lifts, and holding the site to the elevations on the plan so the inspector signs it off first time.

Utility locates are free and legally required. Call 811 at least two business days before any digging in Washington. Hitting an unmarked line is the single most expensive mistake on a residential site — and the liability lands on whoever put the bucket in the ground.

How an Excavation Job Runs

Every site is different, but the sequence rarely changes. Knowing it up front makes the quote and the schedule make sense.

Site Walk & Utility Locates

We walk the property with you, confirm scope against the plans, and identify access. Locates go in before anything else — public utilities are marked free of charge, private lines (irrigation, septic, low-voltage) usually are not, and those are the ones that get hit.

Layout, Staking & Access

Grades and corners get staked from the survey or plan set. We plan the machine route, protect what stays, and build temporary access if the ground will not carry the iron. Access decisions made here drive most of the labour cost.

Excavation & Spoil Management

Dig proceeds to spec depth. Spoil is either stockpiled on site for reuse or loaded straight into our trucks and hauled — a decision that materially changes the price and gets made before we start, not halfway through.

Backfill, Compaction & Inspection

Structural fill goes in compacted in lifts rather than dumped and tracked over. We hold final grade to plan and stay on site through inspection so anything flagged gets corrected the same day.

A typical excavation scope covers everything from first cut to final grade. Larger commercial packages are quoted separately.

Footings, stem walls, crawlspaces and full basements dug to plan depth with clean, stable sidewalls.

Utility Trenching

Water, sewer, power, gas and low-voltage runs trenched to depth with proper bedding and backfill.

Construction Access Roads

Temporary roads and turnarounds so concrete trucks and framing deliveries reach the pad without getting stuck.

Building & Equipment Pads

Compacted pads for shops, barns, RV parking and outbuildings, built to carry load rather than just look flat.

Rough & Finish Grading

Site graded to plan elevations with positive drainage away from every structure.

Excavation is priced on volume, access and disposal — not on square footage alone. These three factors move a quote more than anything else.

Access to the Work

Whether a machine can reach the dig or the material has to be moved by hand is the single largest labour variable in this trade. A tight side-gate job can cost double an open-access one of identical volume.

Soil, Rock & Groundwater

Clean dirt digs fast. Rock, hardpan, high water table or buried debris slow everything down. We quote on known conditions and carry an explicit exclusion for what nobody can see from the surface.

Haul-Off Volume & Distance

Whether spoil stays on site or gets trucked away can swing a foundation bid by thousands. Dump fees, round-trip time and material type all factor in.

How much does excavation cost in Snohomish County?

Residential excavation is usually quoted by the job rather than the hour, because the hour rate tells you nothing about how many hours a site will take. Cost is driven by dig volume, access, soil conditions and whether spoil is hauled off. The only accurate answer comes from a site visit — which is free.

Do I need a permit to excavate on my property?

Often yes. Snohomish County and most cities require a grading permit once you move more than a threshold volume of earth, and separate permits apply near critical areas, steep slopes or wetlands. Foundation work is permitted as part of the building permit. We can tell you which apply during the site walk.

What happens if you hit rock?

Rock, groundwater and buried debris are excluded from every quote, because no one can price what they cannot see. If we hit it, work stops and we price the additional scope before continuing. You are never billed for a surprise you did not approve.

Do you pour the concrete too?

We excavate, prep and compact to spec, and coordinate directly with your concrete contractor on grades and timing. Confirming who is pouring early avoids the most common scheduling gap on residential builds.

How long does a foundation excavation take?

A straightforward residential foundation on an accessible site is typically one to three days of machine time. Add days for haul-off, difficult access, over-excavation or weather. We give a realistic window with the quote rather than a best case.
