What Land Clearing Involves

Land clearing turns a lot you cannot build on into one you can. That usually means removing trees and brush, grinding or pulling stumps, and hauling the debris out — then leaving ground that a surveyor, an excavator and eventually a framer can actually work on.

The part most people underestimate is disposal. A quarter-acre of mature Pacific Northwest brush and timber generates a startling volume of material, and where it goes determines a large share of the cost. Burning is restricted across most of Snohomish and King County, so it is chipped, ground or hauled.

Walk, Scope & Retention Plan

We walk the lot with you and mark what goes and what stays. Retaining the right trees adds real value to a finished property, and some are protected by local code whether you like them or not.

Felling & Selective Thinning

Trees come down under arborist direction, dropped or rigged depending on what is underneath. Anything worth keeping as timber or firewood gets bucked and set aside rather than ground up.

Stump Removal & Grubbing

Stumps ground or pulled depending on what the site will become. Root balls left in place under a future slab or driveway cause settling later, so on build sites they come out.

Debris Haul-Off & Rough Grade

Material is loaded and hauled on our own trucks, then the lot is rough graded so it drains and can be walked, surveyed and built on.

What Drives Land Clearing Cost

Clearing is usually priced per acre, but acreage on its own is a poor predictor. Density, terrain and disposal matter more.

Density & Tree Size

An acre of light brush and an acre of mature second-growth fir are entirely different jobs. Stem count and trunk diameter drive both machine time and disposal volume.

Terrain & Access

Slope, wet ground and narrow entry all limit which machines can work and how fast. Steep or saturated ground can double the time on identical acreage.

Disposal Method

Chipping on site is cheapest where it is allowed. Hauling out costs more but leaves a clean lot. We price both so you can choose.

How much does land clearing cost per acre?

Light brush on flat, accessible ground sits at the low end; dense mature timber on a slope with full haul-off sits far above it. Because the range is so wide, a per-acre figure quoted without a site visit is close to meaningless. We walk the lot and quote the actual conditions.

Do I need a permit to clear my land in Washington?

Frequently. Clearing thresholds, critical-area buffers and tree-retention requirements vary by city and county, and Snohomish, King and Skagit all handle it differently. Clearing without the right approvals can mean fines and a required replanting plan. We flag what applies during the walk.

Can you leave the wood for firewood?

Yes. Anything worth keeping gets bucked and stacked on site rather than hauled away, which also reduces your disposal cost. Tell us at the walk-through and we will plan the cuts around it.

Do stumps have to come out?

It depends what the ground is becoming. Under a future slab, driveway or foundation, stumps and root balls come out entirely — leaving them causes settling. For pasture or open yard, grinding below grade is usually enough and costs less.

How long does clearing an acre take?

Light brush on accessible ground can be a single day. Dense timber with stump removal and full haul-off can run a week or more per acre. Disposal volume, not cutting, is usually what sets the timeline.
